Project Overview

Lodging Kit Company partnered with Evermore Orlando Resort to support Phase 1 of a large-scale luxury hospitality development featuring a combination of flats, villas, and single-family homes throughout the property.

The project included:

  • 206 Flats featuring 3 bedrooms and 4 bathrooms
  • 69 Single-Family Homes ranging from 5 to 11 bedrooms and 6 to 13 bathrooms
  • 41 Villas featuring 2 and 4 bedroom configurations

Located across a resort environment featuring 8 acres of water and a private 20-acre white sand beach, the project required extensive coordination between construction schedules, inventory management, delivery sequencing, and installation readiness.

To support the project, Lodging Kit Company utilized a hybrid model consisting of both consignment inventory and LKC-procured products, consolidating all items into customized Room in a Box® kits tailored to each residence type.


Phased Logistics & Inventory Management

Due to limited onsite storage capacity and ongoing construction activity throughout the resort, Lodging Kit Company securely warehoused inventory until individual residences were ready for installation.

All kits were packed and organized at LKC’s New York facility before being transported to the company’s Florida distribution warehouse for regional staging and deployment. Deliveries were then executed over multiple months based on release schedules organized by street address, allowing Evermore’s installation teams to complete installations in a controlled, unit-by-unit process.

This phased logistics strategy minimized onsite congestion, reduced material handling challenges, and ensured products arrived only when homes were ready for occupancy preparation.


Room in a Box® Delivery Process

Each Room in a Box® kit was designed specifically for the assigned residence type, simplifying installation for Evermore’s teams and eliminating the need for onsite product sorting and organization.

Lodging Kit Company managed:

  • Receiving and warehousing
  • Inventory consolidation
  • Residence-specific kitting
  • Delivery scheduling
  • Final-mile transportation
  • In-home placement
  • Full dunnage removal

Final-mile deliveries were completed using Lodging Kit Company box trucks, with kits delivered directly into each residence for immediate installation.

By coordinating deliveries according to construction completion schedules and street-level release sequencing, LKC helped maintain installation efficiency across a rapidly evolving multi-phase development environment.


Ongoing Operational Support

Beyond initial deployment, Lodging Kit Company developed a custom ordering platform featuring all approved Evermore products to support long-term replenishment needs and operational consistency.

This platform allows Evermore’s team to efficiently reorder wear-and-tear replacement items while maintaining product standardization throughout the property.

To further support ongoing operations, LKC continues to provide weekly replenishment deliveries using dedicated box truck routes, ensuring inventory availability remains consistent as the resort continues to expand through future development phases.


Operational Outcome

Through a combination of strategic warehousing, phased logistics coordination, customized Room in a Box® kitting, and ongoing replenishment support, Lodging Kit Company helped Evermore Orlando Resort streamline installation operations across one of the hospitality industry’s most unique residential resort developments.

The project demonstrates the scalability and flexibility of the Room in a Box® system across complex hospitality environments ranging from luxury villas to large multi-bedroom residential accommodations.

Evermore Resort Kitchenware and OS&E

Overall, we delivered all items including attic stock directly to the Waldorf Astoria in 7 deliveries over a span of 3 months. Our project manager, Emily Mir, was able to visit the property for the first delivery to ensure onsite accuracy in unloading and assist however was needed. The first delivery of 12 pallets was unloaded from the truck, unpacked from the pallets, and delivered directly to the rooms in 35 minutes, creating a very smooth transfer and plenty of time saved on multiple fronts.
